Just been and had a look at an 05 320ci Coupe with a 2.2 engine, the thing im concerned about was the amount of oil on the cross member and the suspension arms, I couldn't get under the car enough to see how far it had spread or where it was leaking from, so are there any know leak issues on the 2.2 , it could be an easy fix or a walk away and keep looking

Personally, I would walk away from it....but no guarantee that another one may not have been 'cleaned up' ready for sale and essentially hidden any evidence of leaks, etc

Could be something like front or rear crank seal or even from further up the engine, either way it will involve work and £s
